Important note: A primary concern for MIPOA is construction impact on the roads and rights of way that we all pay for as property owners. The main construction issues impacting roads are a) stormwater and drainage, b) excavation and driveways, and c) landscaping .
To streamline your construction process, please submit your plans and documents to the MIFD/MIPOA facilities committee early in the process. Various requirement that may apply to your project:
Permits
- Driveway and apron
- Roadway excavation
- Insurance and bonding requirements
Details, applications and technical standards are visible on MIFD website
- Site survey of existing conditions, boundary, topography
- Site plans by licensed CT engineer including (as needed)
- Drainage and stormwater management plan
- Erosion and sedimentation control measures
- Site utilities, grading
- Landscaping plan, tree protection or removal, hardscapes
- Deed review for setbacks, restrictions, easements and rights of way
- Building layout plan with proposed structures, setbacks
- Architectural drawings including elevation plans and details
- Sewage disposal plan / Ledge Light approval

In the MIPOA property owner guidelines are recommendations to encourage aesthetically appropriate design and construction. Please review these guidelines with your architect, engineer and builder.
